The building contains all operational facilities together with the engine bay. The external frame is fabricated from rolled steel I sections that act as a portal frame in the cross direction while creating a large open plan interior. In the longitudinal direction the steel portal frames are cross-braced to provide stability to the structure. The offices and amenities have been constructed as stand-alone structures within the outer steel frame and metal clad shell. Running down the low side of the building is a lap-pool type tank which collects all stormwater run-off from the roof. The water in the tank is then used for various non-potable applications within  the building and gardens. The building has been designed to maximise cross-flow natural ventilation.
