This building which was less than 5 years old was the subject of a detailed investigation. The white stains running down and over the balustrades is efflorescence (leached salts) dripping down from the tiling mortar bed from the units above the level shown. These salts are very corrosive and damaging to both the balustrades and the reinforced concrete floor slabs.
